Business gurus?

Is there anyone on here that speaks accountant?

I am trying to get a lease on a local authority historic building, to operate a shooting business. They have me running in circles but the main issue seems to be that the chief bean counter rejects my business plan. :Facepalm:

So any tips for winning this guy over would be really appreciated :thup:

If you believe your business plan was good then ask for an explanation as to what the council find is either inaccurate or unsupportable.

When I started my business the decision on the use of the council owned industrial unit for a gun business went before the council. Some of the council wanted to reject it on the basis that it was "Guns". They were persuaded that if they did accept it the "Gun" business would go elsewhere and they would still have an empty unit.

It may be that the bean counter is anti gun so get a reason for the rejection.

Also has your business plan been accepted by your bank? If so that is another argument to put to the council.

We have not needed to look for borrowing, so not been to the bank but might have a chat with the manager about this and get his feedback.

Make sure your business plan clearly factors the prospect of local job creation and potential expansion. Which are key to most of their business support schemes. Most councils will have a business startup or incubation scheme so worth tying in with that if you can, if you are in a city or development area you may find they will waive business rates depending in you business unit size.

Your business plan should also mention your insurance arrangements and highlight that all security elements will be to the specifications and blessing of the local police authority.

If there is a range element next card to play is disabled access and support of youth and community sports. Even if you are just a shop I would include something about supporting local sport.

We have not put too much in about employment and expansion, so will do that now :)

The disabled access, insurance, security and local sports angles are all well covered though.

Why not see if there is a small business club or enterprise club in your area as there may be someone there who could offer you advice.

Not sure where you are but many ares have business coaches / business advisors who can help. Have you tried your local Chamber of Commerce or similar for help? Lots of help if you look for it for people wanting to start their own business.

You may well need some help in writing a business plan, it is an art in itself. You are also going to need advice on the lease as you could end up in a financial black hole if you don't.

Is the building listed?
Will the lease be excluded from part 2
Is it FRI or virtual FRI?
